Lagos government declares 176 estates illegal, issues 21-day ultimatum

The Lagos State Government has declared 176 estates in Eti-Osa, Ajah, Ibeju-Lekki, and Epe illegal for failing to obtain layout approvals from the Ministry of Physical Planning and Urban Development.
This was disclosed in a statement on Monday by Mukaila Sanusi, Director of Public Affairs, via the ministry’s official X page.
According to the statement, Oluwole Sotire, the Permanent Secretary of the Office of Physical Planning, said the affected estates violated the principles of sustainable development by operating without official layout approvals.
The statement noted that the owners of the estates have been given a 21-day ultimatum to submit the required documentation to the ministry at the State Secretariat, Alausa, Ikeja, for processing.
“This exercise is a routine function of the ministry, in line with its mandate to regulate the development of public and private estates in Lagos State by processing and granting layout approvals to foster a functional, organised, orderly, and resilient environment,” Sanusi stated.
Among the estates blacklisted are Adron Homes in Elerangbe and Shangisha/Ketu; Aina Gold Estate in Okun-Folu; Diamond Estate in Eputu; Prime Water View Garden in Ikate Elegushi; Royal View Estate in Ikota; Achor Homes in Elephane; Ajiwe Gardens in Okun-Fa; and Apex Garden Estate in Ogombo.
Sanusi added that the Permanent Secretary also reiterated the importance of developers and real estate practitioners registering with the Lagos State Real Estate Regulatory Authority (LASRERA), the agency responsible for regulating, coordinating, and monitoring real estate activities in the state.
